A recent arrival in the desirability stakes, Balham has a good collection of Victorian properties, good transport links and easy access to attractive green space.

The market is mostly Victorian terraces and semis and has generally attracted young professionals and families. There is also a well-established Asian community in Balham.
There is a growing collection of bars and a sprinkling of restaurants. 

The surrounding areas - Clapham, Wandsworth and Battersea - have theatres, cinemas and more shops, bars and restaurants. Green space is provided by Clapham Common, Tooting Bec Common and Wandsworth Common.

Tooting & Tooting Bec SW17

Tooting is a well-established suburb which was mostly developed in the late-Victorian and early Edwardian era. Initially Lower Tooting was built for working class families but now it attracts first time buyers who get more for their money than in nearby Putney, Battersea, or Fulham. The area also attracts young professionals and families.

Tooting has mainly late-Victorian and early Edwardian 3 bedroom terraced houses and two bedroom flats and maisonettes. Some larger Victorian houses have been converted in the past 10/20 years. There are also restricted numbers of local authority flats and houses which have proved popular with first time buyers. Properties close to Tooting Bec station and Broadway underground are the most popular and generally fetch higher prices. Larger and more expensive house can be found in the vicinity of Wandsworth Common and Tooting Bec Common. The most select neighbourhood is the turn-of-the-century Heaver estate between Balham High Road and Tooting Bec Common, which has huge three storey houses with large gardens. South of the common, close to Tooting station, the "Furzedown" area has sought-after Edwardian and Victorian house which are popular with families.

Streatham & Streatham Hill SW16

In the early eighteenth century the opening of the road to the south coast saw Streatham developing a reputation for inns, gambling and highwaymen but later it achieved respectability when the Thrale family, noted Southwark brewers, acquired 89 acres of land and built a substantial mansion overlooking Tooting Bec Common.

These days Streatham is a popular and sought-after suburb. Most properties are Victorian, Edwardian and 30s build and range from large 6 bedroom houses with gardens (Streatham Common, parts of Streatham Hill and the streets off the high road) to three and four bed semis, terraces, and cottages. Conversions can be found across the area, often good-sized and good value for money.

Green space is one of Streatham's greatest assets: the common is well tended and possesses a lovely terraced garden, The Rookery, which provides an attractive background for summer theatre. The common also has sports facilities including tennis, bowling and horse trails.
